Department Recommendation:
Staff recommends that the City Council authorize the recordation of the final parcel map for Tentative Parcel Map No. 2024-08, subdividing 148.09 acres of industrial and light industrial designated property into 4 parcels at the northeast corner of the intersection of North Kelsey Street and West Riggin Avenue.

Summary:
Tentative Parcel Map No. 2024-08 is a request to subdivide a 148.09-acre parcel into four parcels measuring 100.00 acres, 21.31 acres, 21.24 acres, and 5.54 acres with an industrial and light industrial designation. The project consists of the west 148.09 acres of the proposed 280 gross acre subdivision approved by planning commission on February 10, 2025. The parcel map will provide the city an irrevocable offer of dedication in fee for North Kelsey Street and North Clancy Street, a storm water easement along its entire frontage, and a pedestrian trail easement along the Modoc Ditch.


Background Discussion:
Tentative Parcel Map No. 2024-08 was previously approved to subdivide approximately 280 acres into multiple parcels. The proposed final parcel map represents the initial phase of the approved tentative map and will subdivide approximately 148.09 acres into four parcels. The remaining acreage included within the approved tentative parcel map will be subdivided under future parcel maps as development of the project continues.
