Staff recommends that City Council authorize the recordation of the final parcel map for Tentative Parcel Map No. 2024-07 located on Ferguson Avenue, 650 lineal feet east of Linwood Street.
Summary:
The final parcel map for Tentative Parcel Map No. 2024-07 is ready to record. The map will create 4 residential parcels. There are two existing single-family homes on the property that will occupy 2 of the 4 parcels, allowing future residential development of the remaining parcels. The parcels vary in size, ranging from 1.7 acres to 4.1 acres and are zoned R-1-5. All 4 parcels will take access from Ferguson Avenue via a shared access drive.
Background Discussion:
Tentative Parcel Map No. 2024-07 is a request to subdivide an existing 12-acre parcel into 4 single-family residential parcels. There are two existing single-family homes on the property that will occupy Parcels 2 & 4 of the map, with the remaining parcels to be developed in the future. The subdivision takes access from an existing drive approach on Ferguson Avenue. The map provides a common easement for reciprocal access, emergency access, and utilities to serve all parcels, and includes dedication of a small triangular segment for public right-of-way on Ferguson Avenue.
