Department Recommendation:
Staff recommends that City Council authorize the recordation of the final map for Higgins Ranch Phase 1 subdivision, located on the southeast corner of Lovers Lane and Cherry Avenue (101 Lots). Staff also recommends the City Council adopt Resolution No. 2024-69 initiating proceedings for the formation of Assessment District No. 24-01 "Higgins Ranch" and adopt Resolution No. 2024-70 ordering the improvements and levying the annual assessments for Assessment District No. 24-01, "Higgins Ranch".
Background Discussion:
The final map for Higgins Ranch Phase 1 subdivision will subdivide a portion of a 32.35-acre parcel into 100 single-family residential lots, a single 12.13-acre lot for future phase 2 expansion, and two outlots (Lots A & B). Lots A & B are the landscape lots along Lovers Lane frontage to be dedicated to the maintenance district formed with the subdivision.
