Department Recommendation:
Staff recommends that the City Council authorize the recordation of the final parcel map for Tentative Parcel Map No. 2025-10, subdividing approximately 41.7 acres into two parcels to facilitate development phasing of the Cameron Ranch Estates residential subdivision.
Summary:
Tentative Parcel Map No. 2025-10 subdivides the property into two parcels to facilitate the phased development of the Cameron Ranch Estates residential subdivision.
Background Discussion:
Tentative Parcel Map No. 2025-10 generally coincides with the development phasing depicted in the Cameron Ranch Estates Tentative Subdivision Map No. 5598. Parcel 1 consists of approximately 25.41 acres and Parcel 2 consists of approximately 16.31 acres. The parcel map provides flexibility for phased development of the Cameron Ranch Estates subdivision, subject to compliance with the conditions adopted for Tentative Subdivision Map No. 5598.
The construction and extension of streets and utilities are not required with Tentative Parcel Map No. 2025-10. Street and utility improvements will be completed with the applicable phases of Tentative Subdivision Map No. 5598.
Fiscal impact including annual maintenance and operating costs:
Impact fees will be assessed with each phase of residential development associated with Cameron Ranch Estates Map No. 5598.
