Department Recommendation: Staff recommends that City Council authorize the filing of a notice of completion for the Carleton Acres Phase 1A subdivision.

Summary:
All required public improvements for the Carleton Acres Phase 1A subdivision have been completed and are ready for acceptance by the City Engineer. Carleton Acres Phase 1A, developed by Hayes Ranch, LLC, contains 73 single-family residential lots.

The developer has submitted a maintenance bond in the amount of $416,010.78 as required by the Subdivision Map Act, to guarantee the improvements against defects for one year. Staff recommends that authorization be given to file the Notice of Completion.

Background Discussion:
The City Council authorized the recordation of the final map for Carleton Acres Phase 1A subdivision on November 4, 2024. Construction of the required public improvements has been completed in accordance with the approved plans and specifications. The City Engineer has determined that the improvements are complete and ready for acceptance. As required by the California Subdivision Map Act, the developer has submitted a maintenance bond that will remain in effect for one year following recording of the Notice of Completion.
